Buyer Agent Incentives In The Boise Real Estate Market

September 16, 2006

Incentives for buyer agents are now commonplace in the Boise real estate market.

Each day, I receive e-mails and flyers offering me a 4%, 5%, or even a 6% commission if I will just bring in an offer for a desperate listing agent’s property.

I have long believed this to be a misguided approach for marketing a property, especially when it isn’t disclosed to an unsuspecting buyer.

How is that buyer going to feel when they discover, at the closing table, that their agent steered them to a listing that paid a larger commission to their agent?

I will not be bribed into showing a listing by the incentive of a bonus commission.

In fact, I usually avoid showing listings with bonus commissions because it causes me to question the true value of the property.

An attractive price is the best marketing tool to achieve a sale; not a bonus commission to the selling agent.

My policy is to disclose any offers of bonus commissions and pass them on to my buyer.

Idaho Jobless Rate Drops To 3.3%

September 16, 2006

If you live in Idaho and you aren’t working, it’s because you don’t want to!

Idaho’s jobless rate dropped to a scant 3.3% in August.

Idaho Commerce and Labor Director Roger Madsen called the August report “one of the best I have seen in 30 years in Idaho”.

The August results come on the heels of 3.2% in March, followed by 3.6% in July.

A significant number of new teaching jobs have been created in Idaho recently, largely due to the strength of the Boise real estate market, combined with in-migration of new residents from other states.

The national unemployment rate currently stands at 4.7%, so we’re looking pretty good!
