After visiting this blog, one of my buyers recently contacted me about Boise Idaho Area Homes On Acreage.

During our initial consultation on the phone, we discussed the client’s needs, wants, likes, and dislikes in detail.

During that conversation, we determined that they could buy without selling first, and that they were ready to buy if we could find the right property.

They also worked with my recommended lender, Monica Davis at Synergy1 Lending, here in Eagle and secured pre-approved financing.

Their criteria included:

  • Newer home.
  • Three or more bedrooms.
  • Single level.
  • 1-5 acres.
  • 2,000 to 2,500 sq. ft.
  • Stainless kitchen appliances.
  • Quartz or granite counters.
  • Up to $500,000

Sounds reasonable, right?

I searched MLS for all of our nearby outlying areas, including Eagle, Emmett, SW Meridian, Star, Kuna, Middleton, and South Nampa.

The results?

My extensive MLS searches (in two counties) turned up only 17 listings, all of which were older manufactured homes, or older homes in poor condition.

For the first time ever, I had to tell a buyer that I had nothing matching their criteria to show them.

Our low listing inventory continues to create challenges for both buyers and their agents throughout our real estate market.

Some types of properties are extremely difficult to find in our market.

The results of working with this client revealed the challenges of finding a quality, newer home on small acreage.

I’ve experienced the same results many times while searching for homes with a shop in the past several years.

We could sell more homes if we had more available listings!

New Eagle Idaho Home Under $500,000

Here’s an interesting case study for a recent buyer client who wanted to buy a New Eagle Idaho home under $500,000.

New Eagle Idaho Home Criteria:

  • Under $500,000
  • New construction.
  • Custom home quality.
  • 2,800 sq. ft. minimum.
  • Four bedrooms; 2½ baths minimum.

New Eagle Idaho Home Search Results

  • Only 8 homes in MLS matched their criteria.
  • 5 of those 8 homes were production-quality tract homes.

Search All Eagle Idaho Homes For Sale !

My clients rejected the remaining three homes for a variety of reasons, including busy streets, floor plans, and quality.

We then switched gears and researched homes matching their criteria in Meridian.

My clients ended up buying a beautiful Todd Campbell home backing to an 8-acre park in Meridian’s beautiful Bainbridge subdivision for $465,900.

Just for fun, I searched our Eagle Idaho MLS for Eagle Idaho new home listings matching my client’s original criteria yesterday.

The results?

  • No completed available homes.
  • Three homes under construction
  • Two of the homes under construction were production-quality tract homes.
  • One custom home was under construction and back on the market after a failed transaction.

Case Study: Eagle Idaho Homes On Acreage

One of my buyer clients recently asked me to search MLS for Eagle Idaho homes on acreage, with the following criteria:

  • Less than 10 years old.
  • One acre minimum lot size.
  • 3,000 sq. ft. minimum.
  • Four bedrooms minimum.
  • 3-car garage minimum.
  • $600,000 maximum asking price.

The results?

No available listings!

However, removing the $600,000 maximum asking price criteria produced 9 listings starting at $739,900.

The highest-priced home was listed at $1,995,000.

Case Study: Why Sellers Should Pre-Inspect Before Listing

I’ve recently been involved in a transaction that illustrates why sellers should pre-inspect their homes before listing them.

I represented the buyer in the transaction.

The property was one of only a few suitable listings I found prior to my buyers’ visit.

My buyers’ offer was accepted, I opened escrow, and ordered the home inspection.

The home inspection revealed so much water in the crawlspace that the inspector said “it felt like I was on a waterbed when I crawled over the vapor barrier”.

The inspection also revealed a filthy furnace, marginal remaining roof life, faulty gas fireplace, and other issues.

My buyer opted to terminate the contract after reviewing two inspection reports; one of which included a bid for $4,600 to fix the crawlspace moisture problem.

The bottom line?

My buyers drove 2,400 miles round-trip and returned home without having bought a home.

Their trip was a total waste of time and they will need to return again when I find more homes to show them.

The sellers, who had already closed on another home, now get to unexpectedly spend thousands of dollars to fix problems while they continue to make double payments.

All of this could easily have been avoided with a pre-inspection and upfront repairs.

If you’re a seller, have your home pre-inspected before you list it!

Boise Homes: Home Security

I have an upcoming listing that reminds me of the importance of securing a home by changing the garage keypad code.

There are a lot of Boise homes that have had the same garage keypad code since they were brand-new!

This particular home is owned by out-of-state sellers and has been rented twice since they moved out of area.

The last tenant moved out last week and the property manager doesn’t know the garage keypad code.

That means the last tenant, and perhaps the previous tenant, could still access the house.

There’s also the possibility that various friends/neighbors of the tenants could have the garage code too.

I wouldn’t be surprised if the code is still the same one my seller used years ago!

That probably wouldn’t be a problem in this situation, but imagine a scenario where a tenant leaves on bad terms with the owner (unpaid rent, cost of repairs taken out of the tenant’s deposit, etc.)

So, I will be going to the house today to re-program the garage code keypad.

Re-programming a garage keypad code is relatively simple with most garage door openers.

Most of them have a “learn” button on the back of the garage door opener.

You simply press that button until the light on the unit blinks, then you have 30 seconds to type in a new code on the keypad and press “enter”.

Be sure to test the new code after you’ve changed it to make sure it works.

Tip of the Day:

When you type in the new code, try to be more original than using “0000” or “1234”.

Those codes exist for most of the garage keypads in the Boise real estate market.
