Eagle Idaho offers that upscale country feeling without the isolation of being out in the middle of nowhere!

Quaint downtown Eagle remains much the same as it was twenty years ago with its old buildings and tree-lined streets.

For many newcomers, it’s like stepping back in time.

Many of my buyers opt for new Eagle ID homes to achieve that elusive country setting without being surrounded by commercial development.

Some of Eagle’s best developments are just minutes away from excellent shopping and dining while providing the peace and quiet of a country location.

Most of our new home builders offer a selection of desirable semi-custom spec homes while avoiding the pure custom home market that requires extensive client interaction with design and selections decisions.

Some higher-end builders still offer design/build homes, but those builders are the exception in today’s Eagle Idaho home market.

You can expect to find new homes built by Eagle home builders who pre-select desirable options, colors, and options.

That business model allows builders to utilize construction management systems with precise scheduling and cost controls before starting construction.

While that may sound restrictive to some buyers, most of our builders have a keen sense of what today’s buyers want and build homes that are desirable to most buyers.

That’s proven by the fact that few homes reach completion without selling during construction.

The sweet spot, for many buyers, is to find a builder they like and determine what that builder has under construction.

Buying a new home during construction allows time for the buyers to sell their present home, arrange financing, and prepare for a smooth move when the home is completed.

My buyer clients often ask me to find Meridian ID single-level homes to consider.

That’s not always easy, for several reasons, including:

  • Our developers strive to create as many lots as possible when developing new subdivisions.
  • That results in smaller lots.
  • Single-level homes often require larger lots to accommodate their larger footprint.
  • Single-level homes can also cost more to build due to having more foundation and roof area.
  • For those reasons, builders often build two-story homes to achieve the square footage needed to balance building costs vs. pricing.

Single-level homes are popular with buyers who no longer want to deal with stairs.

Some buyers prefer single-level homes with a bonus room above the garage that provides extra living area.

Two-story homes are often popular with buyers who don’t mind stairs and like the idea of having the kids on a different level of their home.

Boise Idaho 1031 Tax-Deferred Exchanges

Are You Interested In Boise Idaho 1031 Tax-Deferred Exchanges?

Boise Idaho 1031 Tax-Deferred Exchange

Boise Idaho 1031 Tax-Deferred Exchanges are popular with investors seeking to reinvest existing real estate equities while deferring capital gains taxes.

For example, I’m currently nearing completion of a complex 1031 exchange now with an out-of-area investor who’s exchanging into several Boise Area investment properties.

1031 Tax-Deferred Exchanges were created by Internal Revenue Code Section 1031.

In general, 1031 exchanges allow sellers of investment properties to exchange their equity from currently-owned properties into other suitable properties and defer paying capital gains taxes.

Note: There’s far more to the complexities of 1031 exchanges than that simplified explanation, so consult your tax professional for more information.

It’s prudent to wait until closing escrow on the sale of the underlying property to avoid wasting time and making offers contingent upon the closing of the underlying property.

Timing is critically important with 1031 exchanges, with a 45-day time limit for identifying replacement properties and a 180-day time limit for the closing of replacement properties.

Identifying replacement properties within 45 days is especially difficult in hot markets like our current Boise Area market.

That’s because few sellers will agree to delay the sale of their marketable property while a buyer decides which replacement property to buy.

That means finding and buying properties; not just identifying them.

I recommend closing replacement properties within the 45-day identification period because some identified properties may fail to close due to inspection issues.

If a replacement property fails to close after the 45-day identification period, and the participant has no other properties identified, taxes will be due.

Finally, it’s a good idea to use a 1031 exchange company to facilitate completing your 1031 exchange.

It’s critically important that the seller of the underlying property avoid receiving the net proceeds of the underlying sale if they wish to defer capital gains on that sale.

A 1031 exchange company will receive and hold the net proceeds from the sale of the underlying property, then distribute the funds to close the replacement properties, thereby avoiding receipt of those funds by the seller.

A 1031 exchange company will also ensure that all Section 1031 rules are followed and document the exchange details.

The answer: It depends!

Long ago, couples married first, then bought a home.

Fast forward to 2019 and things have changed!

It’s now common for unmarried couples to live together before marriage.

A Coldwell Banker Real Estate survey revealed that 1 in 4 married millennials purchased a home together with their current spouse before marriage.

Unmarried partners considering buying a home should consider the following.

Put It In Writing

Hire an attorney and prepare a written agreement that covers all of the details and consequences if your relationship fails.

Who Will Qualify For Financing?

It’s likely that you and your partner will have unequal incomes and credit scores.

Both of those factors will affect qualifying and your interest rate.

They might even cause one partner to not qualify for the financing.

Be sure that you both understand and agree on how to structure your financing.

Who Will Pay For Housing Expenses?

Be sure to decide who will pay for specific housing expenses if the percentages of ownership are unequal.

You should consider setting up a separate checking account to pay for planned, and unplanned, housing expenses.

Who Will Own The Home?

Get legal advice on the various ways you can take title to the property.

Plan for all outcomes, including the death of a partner, rights of survivorship, and other important legal issues.

Understand the differences between Joint Tenancy, Tenants In Common, and other options for taking title.

What If You Break Up?

Love doesn’t conquer all and couples do break up.

  • What will you do if your relationship fails?
  • Will you sell the property?
  • Will one partner buy out the other partner?
  • What if one partner stops paying their share of the housing expenses?
  • What if the property is lost through foreclosure?
  • How will you handle personal property that was jointly-purchased?

A few final thoughts  .  .  .

  • Buying a home before marriage is not a casual undertaking.
  • Take your time and carefully think things through before you buy a home with your partner.
  • Buying a home together isn’t necessary to cement your relationship!
  • Plan your (mutual) exit strategy upfront; just in case things don’t work out
  • Legal Stuff
  • Both partners should have a will or a trust.
  • A will or trust will allow an estate to be settled based upon pre-planned outcomes developed before the death of a partner.
  • Settling the estate of a partner lacking a will or trust will probably be determined by a judge.
  • That judge may make decisions that create outcomes you don’t like.
