The Boise, Idaho Area is more than just Boise, Idaho.
Our area includes Boise, Meridian, and Eagle, Idaho, as well as several other smaller nearby communities.
We’ve Been Discovered!
The Boise, ID Area has been included on numerous Top 10 lists for the past couple of years.
Those lists include Best Places to Live, Best Places to Raise A Family, Best Places to Retire, and more Top 10 lists than I can remember.
The Boise Area has been discovered and it’s very desirable with a high quality of life, friendly people, moderate four-season climate, nearby recreational opportunities, a ski area 15 minutes above downtown Boise, the Boise River Greenbelt, amazing restaurants, and much more.
Our 2.9% unemployment rate is the envy of many other areas of the U.S.
Those who move here also appreciate our frequent state budget surpluses and a state constitution that requires a balanced budget each year.
All things considered, the Boise Area looks pretty attractive to those who live in California, Portland, Seattle, Denver, and other areas.
The Boise Idaho Area Continues To Grow
According to Idaho Department of Labor projections, we could add 100,000 more people to the Treasure Valley by 2025.
We’re growing and we will continue to grow as more and more people realize that the Boise Area is a great place to live, work, and retire.
Our local traffic, while heavier than in past years, is still moderate when compared to other areas such as the California, Portland, Denver, or Seattle.
When I’m showing buyer clients around our area and mention our traffic, they often laugh.
Our state and local highway departments have done a good job of widening numerous roads and streets to accommodate our growth.
Numerous additional highway improvement projects are already scheduled for completion in the near future.
The Path of Progress
A quick look at our area map reveals where future growth is likely to occur.
Southeast Boise is mostly built-out with minimal remaining development possible.
Most of Boise has been built out with little remaining, undeveloped land to the North and West, but ample undeveloped land remains in South and Southwest Boise.
The areas that are most likely to see more development include South and Southwest Boise, Meridian, and Eagle.
We can also expect to see strong growth in Kuna and Star in the near future.
I expect to see considerable future development on the south side of I-84, in both Boise and Meridian.
It’s also all but certain that the Chinden corridor will be developed westward to Highway 16 in the next few years.
Areas that are now viewed as “too far out” will soon become “close in”.
Highway 16 will be extended and connected to I-84 in the next few years, which will relieve traffic pressure on Eagle Road and open up that entire area to additional development.
Eagle will be another high-growth area with thousands of acres of undeveloped farm land in Northwest Eagle.
It may surprise you, but I’m not a pro-growth at all costs Realtor®.
After several decades in real estate, I understand that growth will continue in our attractive area.
But, the key is to intelligently manage that growth to avoid ruining our amazing, beautiful area.
