Privacy Is Gone
In case you haven’t noticed, personal privacy is all but gone in our world.
We have spyware on our computers, phishing e-mails are a daily occurrence, and computer hackers routinely gain access to major computer networks.
In some U.S. cities, traffic cameras surveil intersections and mail automated tickets to offenders.
Meanwhile, most home buyers expect to look at homes without concerns of being watched and having their conversations monitored.
Well, think again!
Those days are gone, thanks to the emergence of affordable home security systems that are now in many Boise Idaho homes for sale.
Some of those systems are noticeable, but others can be concealed and difficult to detect without expensive, sophisticated “sweeping” detectors.
Many surveillance systems allow a seller to monitor showings from their smartphone while also providing audio capabilities.
Supposedly confidential conversations during a showing can be captured, in real time, by a seller and used against you in subsequent negotiations.
Keep Your Comments To Yourself
If you walk-into a home, jump up and down, arrange your furniture, and exclaim “this is the one!” while you’re on camera, you can expect to pay more!
I now advise my buyers to observe, make mental or written notes, and reserve their comments so we can discuss them out of range of possible surveillance equipment.
I often tell my buyers to pretend that the sellers are sitting on the sofa and listening to their every word!
Our Idaho Agency Disclosure Brochure even includes the following language:
“Audio/Video Surveillance: Use caution when discussing anything while viewing a property; audio or video surveillance equipment could be in use on listed properties”.
Imagine hearing a voice say “please remember to lock the patio door” after you step outside to view the back yard!
Creepy, isn’t it?
I’m guessing that our MLS listing paperwork will soon require disclosing the existence of surveillance systems.
