Nearly every Boise home sale includes provisions for the buyer to conduct inspections.
Typically, the buyers pay for the inspection(s) to be done at their own expense and are allowed a specified number of days to inspect and request that the seller make repairs.
Then, the seller has a specified time frame within which to respond to the buyer’s repair request.
The seller may agree to fix all requested items, repair some of the requested items, or refuse to repair any of the requested items.
If the seller refuses to repair all of the requested items, the buyer has the option of withdrawing from the transaction and getting their earnest money back.
Some buyers’ agents include language in their offers allowing buyers to unilaterally withdraw from a transaction if they do not like the outcome of inspections; thereby precluding the seller from making repairs.
Negotiations over repair requests rarely cause a transaction to collapse, but that’s always a possibility when serious, costly repairs are needed.
Because inspections and repairs remain a cloud over a transaction until repair issues are resolved, it’s a good idea to resolve inspection issues as early as possible in the transaction.
It’s especially important to resolve any possible repair issues before additional expenses, such as the appraisal, are incurred.

Winter is fast approaching and there are several things you should do to prepare your home for colder weather.
Have Your Sprinklers Winterized
Winterizing is a simple matter of hiring someone to blow the water out of the valves and lines with compressed air.
I recommend you find someone who is established in the landscaping/sprinkler business; not someone with a gun and a dog in their truck whose idea of advertising is a sign stapled to a utility pole.
Apply Winter Fertilizer
Lawns need to be fed now so they can go to sleep for Winter with a full stomach and re-emerge nice and lush next Spring.
Close Your Foundation Vents
This will prevent cold air from entering your crawlspace and freezing your pipes.
Some say that you should leave them open for ventilation, but it’s your choice.
Clean Out Your Gutters
If your gutters are plugged with leaves and debris, they could overflow during rainy weather and result in water (or possibly mold) in your crawlspace.
I also recommend that you install downspout extensions to channel water from your downspouts away from the house.
Disconnect Hoses
It’s also a good idea to disconnect any outside hoses to prevent faucets from freezing.

After considerable analysis and contemplation, I have come up with a solution.
