Pending Sales Trend Since January 2011
Here’s a look at pending sales statistics since January 2011 with month-over-month changes:
- January 2011: 682 (baseline)
- February 2011: 794 (+16.4%)
- March 2011: 887 (+11.7%)
- April 2011: 906 (+2.1%)
- May 2011: 985 (+8.7%)
- June 2011: 934 (-5.2%)
- July 2011: 931 (no change)
- August 2011: 874 (-6.2%)
- September 2011: 851 (-2.6%)
- October 2011: 814 (-4.4%)
- November 2011: 758 (-5.7%)
- December 2011: 678 (-10.6%)
- January 2012: 825 (+21.7%)
- February 2012: 968 (+17.3%)
- March 2012: 1,121 (+15.8%)
Analysis:
- Ada County’s pending sales have increased dramatically in the past 30-45 days.
- March 2012 pending sales are 26.4% above those of March 2011.
- Many of these pending sales (especially those in the under-$200,000 price range) are the result of multiple offers, often above the asking price.
Pending sales are a leading indicator of future closed sales and are usually stronger in the Spring and Summer months.
Data pertains to Ada County single-family residential properties on lot/acreage and does not include condo/townhome properties.
