Boise Real Estate: 2011 Was A Good Year

Preliminary research indicates that we closed just over 6,500 single-family (on lot/acreage) home sales in 2011.

That’s a nice, steady upward trend compared to the past three years’ closed sales shown here:

  • 2010 = 6,266
  • 2009 = 5,775
  • 2008 = 5,341

I will soon be putting together my 2011 Ada County Real Estate Market Review with detailed statistical data broken out by MLS area.

Boise Real Estate: Listing Inventory Breakdown

Here’s a breakdown of our Ada County single-family home listing inventory as of 1/7/12.

  • Total Available: 1,979
  • Average Asking Price: $244,005
  • Median Asking Price: $179,000
  • # Short Sale Listings: 597 (30.2% of total available)
  • # REO Listings: 115 (5.8% of total available)
  • Months’ Supply (all listings): 3.65 months
  • # Real Listings (non-short sale): 1,382

Data pertains to single-family homes on lot/acreage.  Data does not include condo/townhome properties.

Real listings are non-short sale listings that can be closed in a reasonable period of time.

Months’ Supply calculated by dividing the average number of closings per month over the last twelve months into the available listing inventory.
