Boise Real Estate: What Is A Legal Description?

A legal description is the unique legal identifier for a specific property.

Contrary to popular opinion, a legal description is not the property address.

There are three types of legal descriptions:

  • A  recorded plat (lot and block number).
  • A government survey.
  • Metes and bounds description.

In the Boise real estate market, we commonly see recorded plat legal descriptions for homes in subdivisions.

Here’s an example of the recorded plat legal description for 649 E. Brookwood Drive, Eagle, Idaho:

LOT 44 BLK 03 BROOKWOOD SUB NO 03

“Real estate speak” for this property would be “Brookwood, 44 in 3”.

Boise Real Estate: What Are CC&Rs?

The real estate term “CC&R” stands for Covenants, Conditions, and Restrictions.

Think of CC&Rs as “the rules” that define how you can use your property.

Your buyer’s agent should provide you a copy of the CC&Rs for the home you are purchasing before you make an offer to purchase.

Here’s an excerpt from a local subdivision’s CC&Rs:

Section 3.12  Vehicle and Equipment Parking & Storage.  Unless contained within a permitted garage or structure, no unsightly articles shall be stored, parked, or otherwise permitted to remain on any Lot for any period exceeding 48 hours, including, without limitation, trailers, campers, motorhomes, boats, jet skis, tractors, buses, inoperable vehicles, snowmobiles and equipment.

On The Road Again: Zion National Park

We just returned from an incredible trip to Zion National Park and the surrounding area.

This was our first trip to the area and we were amazed by the stunning natural beauty!

We missed peak Fall color by a week or two, but the scenery was still amazing.

This area merits another visit with more time to hike into some of the canyons for even more stunning photography.
