Here’s a breakdown of our 2012 YTD closed home sales by property age.

Property Age

  • To Be Built: 53 (1.1% of total)
  • Under Construction: 290 (5.9% of total)
  • New-Never Occupied: 591 (12.0% of total)
  • Under 1 Year: 17 (.34% of total)
  • 1-5 Years: 382 (7.7% of total)
  • 6-10 Years: 973 (19.7% of total)
  • 11-20 Years: 1,040 (21.0% of total)
  • 21-30 Years: 355 (7.2% of total)
  • 31-50 Years: 672 (13.6% of total)
  • 50+ Years: 571 (11.6% of total)
  • Total Closed 2012 YTD Sales: 4,944

Data pertains to Ada County single-family homes on lot or acreage.  Data does not include condo or townhome properties.

    I thought it was interesting to see the ages of the properties that are selling nowadays.
    Those “under construction” and “new, never occupied” numbers didn’t exist 3-4 years ago.
    I also thought it was interesting that there were so few “to be built” (build jobs) in the data.
    I think many build jobs never show up in MLS data.

    Hi Steve ~
    Yeah, I was surprised at that too.
    And, I was also very surprised at the meager number of “to be built” homes, but I think that’s because many of those never get listed in MLS.
