    Phil….how does the October 2009 available inventory compare the same period a year ago? If memory serves (and it rarely does) the inventory looks to be really coming down?

    Yes, Tim ~ inventory continues to decline.
    That is a good thing.
    If we can achieve six months’ listing inventory, we should see a balanced market.
