Boise Real Estate – 2009 Median Price Trends

Here’s an interesting comparison of Boise real estate YTD 2009 median prices:

February                 288                   $182,450               +1.36%

March                       399                   $173,750               -4.77%

April                         449                    $174,900             + 0.66%

May                           462                    $175,000             +0.06%

June                          586                    $176,000              +0.57%

Most price comparisons (including my own) are year-over-year, but this YTD comparison gives us a closer, more recent look at Boise real estate prices.

Remember: All statistics are based upon the mix of sold properties.  If you have a month with an unusual number of low or high sales prices, the numbers will reflect that fact (which may explain the large March variance).

Is it possible that the Boise real estate market is actually stabilizing ???

Note: Today’s Idaho Statesman has an article on this same topic with varying statistics, likely due to using different data.  My data pertains to Ada County single-family residential properties on lot/acreage and does not include condo or townhomes.
