Boise Real Estate Market – Spring 2009

Most Boise real estate statistics focus on year-over-year comparisons.

But, it’s also interesting to look at our Spring market activity  to get a clearer picture of the current Boise real estate market:

My random musings:

  • Our listing inventory is amazingly stable around 4,100 homes (we had nearly 5,000 homes for sale a year ago).
  • We didn’t see the big Spring surge in listings this year that we’ve seen in past years.
  • Pending sales have increased each month during our Spring market.
  • Closed sales remain stable and should increase when our pending sales close.
  • Many of our pending sales are short sales that may not close.
  • Median prices were stable during our Spring market! (is this the bottom?)

Data pertains to Ada County homes on lot/acreage and does not include condo or townhome properties.
