		<description>Another option would be to give a commission break to those customers who come to you with a home in mind already.  The system should reward the buyers who are Internet savvy and can find their home on their own.  Tiered pricing for real estate agents is long overdue and I think would end up helping you to customize your services to clients.</description>

		<description>Phil - I had my first conversation with a seller a week ago where his motivation for moving was gas prices. That is a phenomenon I think we will be seeing more of. Remember, in SoCal, our pump prices are much more impressive than yours! Now, if only moving closer to the grocery store would reduce my food bill, we might be on to something!</description>
