A Day In The Life Of A Boise Realtor – Part III
I worked with my buyers for seven hours yesterday as we viewed the 8 homes I selected to show them while previewing 41 homes last week.
Predictably, the one they like best is located farther out from shopping and other amenities than they would like to be.
Their two top choices are a home in Hobble Creek listed at $339,900 that’s dead-sharp, on a cul-de-sac, with an East-facing back yard vs. a beautiful, brand new home in Jaydan Village with beautiful Alder cabinetry, Hickory hardwood floors, and a big bonus room upstairs, listed at $310,000.
The latter is 5 miles farther out (in Meridian) and not near shopping vs. the Hobble Creek home being in the middle of everything and walking distance to all three schools for their three young boys.
I had trouble sleeping last night with all of this stuff running through my head, so I got up at 3:00 a.m. and searched MLS again with a $340,000 upper limit after realizing we would surely have some negotiating room down to my buyer’s $325,000 upper limit.
Presto ~ 4 more listings in Paramount, built by Capitol Homes, my buyers’ favorite builder!
Paramount is one our best subdivisions with a brand-new elementary school, and also a huge new high school now under construction (both schools are within Paramount).
So, I will preview those four homes this morning, and show them to my buyers this afternoon.
To make life more interesting, I just got a call from the listing agent (as I am writing this) letting me know she has an offer on the Hobble Creek home.
