Boise Real Estate Market Perking Up !
Winter is usually pretty slow in the Boise real estate market, but we’ve recently been seeing some pretty strong buyer activity in all price ranges.
In casual conversations with agents in my own office at RE/MAX West and agents from other companies, I have been hearing stories of multiple offers and strong buyer activity.
For example, the home I sold Monday was in the mid $400k range and my buyers had to compete with another offer. Fortunately, the other buyer and their agent mistakenly thought they could steal the place and put in a lowball offer vs. our full-price, all cash offer.
Wonder how that buyer feels now after misjudging the situation and losing out to a full-price all-cash offer?
This morning, one of my fellow agents told me of being beat out by competing multiple offers while representing a buyer trying to buy two different $1 million plus homes in Eagle. Those homes had been on the market 7 and 9 months respectively.
And, yet another agent in my office told of working with a buyer who wanted to lowball a desirable, properly-priced listing when there were already THREE other offers awaiting presentation. Some people just don’t get it.
I am also hearing comments from agents who say they are seeing numerous cars with California license plates cruising around open houses on weekends.
(I’m a recovering Californian myself, so don’t take that personally, okay?)
Regardless of where they’re from, I think there are plenty of people who would love to move to Boise, Meridian, or Eagle, Idaho and escape the traffic, crime, poor schools, smog, high cost of living, and general insanity that they must deal with where they now live.
I am thoroughly convinced that our mainstream housing market in 2007 will be people purchasing homes to live in; not investors/speculators trying to “flip” something for a quick buck (hooray!).
The other comment that I am hearing on the street is that there’s an abundance of overpriced homes on the market that do not show well .
It is important to understand that the homes that are selling are the ones in top showing condition and priced correctly for today’s market conditions.
Note to sellers: Eliminate the objections, remove the clutter, price it right, and it will sell!
