Here’s a quick overview of the Boise area’s listing inventory and pending sales, as of 1/18/07.

$377,759 average asking price
$299,900 median asking price

$296,759 average asking price
$237,225 median asking price

Meridian – Available
1,200 homes
$325,872 average asking price
$299,900 median asking price

Summary:
It’s interesting to note the huge price discrepancies between what is offered and what is actually selling.

It is apparent that the average listing is NOT what is selling; most of the activity is in the lower price ranges.

Our listing inventory is down about 20% from the peak of 4,800+ homes last Fall, but up from approximately 1,600 homes available at this time a year ago.  I am expecting a surge of listing inventory as we approach Spring, as frustrated sellers who were unable to sell last Fall re-list their homes.
